Fixing 3 of the biggest complaints to custom home building

It wasn’t the exact floor plan I wanted?

I often tell my kids focus is faster.  It may seem like it is taking longer to get started.  However, taking the time to evaluate and plan your project is what is going to make the difference.  Lining out clear expectations, detail in the design, and confirming budgets will insure that your project will meet your expectations and be completed in a timely fashion.

“I could never get a hold of my builder”

We resolve this issue in two ways.  First, at Water Rock Homes you are working with a builder that is directly and daily engaged on your project.  The builder is the job supervisor managing subcontractors and suppliers.  Second, we schedule our projects in a way that allows us the ability to be available daily.  If you have questions we will be available.  We stand by the motto “Clear Communication from Concept to Completion”

“Everything was a change order”

If you are having an excessive amount of change orders in the building process it is for one of two reasons.  One reason is there has been a legitimate shift in what will fit your needs from when you began to the time of the actual construction.  Second, and more than likely, it is because there was not enough detail addressed in the design process.  We approach each project expecting it to be completely different than anything we have done before.  Because of this we spend a noticeable amount of time asking the questions that will provide us the details we need for every single aspect of your new home.  We are often asked “is the _____your standard”  Our response is always we don’t necessarily have “standard” trim, cabinet, etc.  We can show you products that are commonly selected but each and every one of our clients tells us what we are going to put in their home.  Not the other way around.

Making Sure our picture is your picture

One of the most vital parts of our process is taking time upfront to talk with you.  An old proverb says “A sharpened ax cuts more wood.”  We believe this principle is very true in designing and building your home.  We work with you to insure that every details has been discussed, evaluated, and addressed when we design your home.  We often say, “If we don’t know what you want, if we haven’t help you determine what you want, then there is no way either one of us can know what it will cost or insure that it gets built.”  When your ready to build lets take the time to explore and discover what that will look like and how we can make that happen.

Don’t live in a sinking submarine

screen door submarine

We all want to be energy efficient when building a new home.  The challenge is to make sure we stay balanced in our approach.  It is easy to get distracted by the hype and marketing of a particular product and it’s claims of energy efficiency.  The old cliché of a chain is only as strong as it’s weakest link holds very true in this arena.  There are three main components you will invest in for energy efficiency- doors, windows, insulation.  As you evaluate to upgrade and increase efficiency you want to make sure that you are improving your whole home and not just one part.  Thus the picture above.  Don’t spend a lot of resources on spray foam technology for insulation and then have entry level builders grade windows and doors.  They will be your screen doors undermining the investment you made.  Build with balance for a better home.  We are happy to help you find that balance, within your budget, for your best home.
